INFORMATION FOR TENANTS

Welcome to Retreato Real Estate Services!   This section of the website is to provide you with useful information.  Our business is providing housing, and our residents are our valued customers. We try to treat our residents fairly and with consideration. We would appreciate the same from you.

 

MOVING IN:  Click here to download the move-in checklist.

RENT PAYMENT:  Rent is due on the first day of the month and is delinquent at 5:00 pm on the 4th day of the month.  It is extremely important that we received the rent on time so that we may meet our obligations.  Owner is entitlted to make written demand for any rent unpaid on the second day after the due date.  Payments are credited to the outstanding balance in the following order:  1. Utility Bills;  2. All other charges;  3. Past due rent;  4. Current rent

 

LATE RENT PAYMENT:  All late or delinquent rent payments are to be made to the South San Francisco office and must be in the form of cashier's checks or money orders.  If the rent in full has not been received in South San Francisco by 5:00 pm of the first working day after the fourth day of the month, we will impose a late charge of $60.00.  If resident chooses to use United States Mail or a private mail service, the resident bears the risk of delayed or lost rent payments.  Owner and resident agree that the late charge is presumed to be damaged sustained because of resident late payment of rent, and that is extremely difficult to fix actual damages.

 

DISHONORED CHECKS:  A dishonored check that causes the rent to be unpaid will incur the same actions and charges as Late Rent, above, including the late charge.  In addition, there will be a $25.00 charge for each dishonored check.  If two checks are returned, you are required to make all future payments by cashier's check or money order.  You are hereby notified that negative credit information may be submitted to credit reporting agencies if you fail to fulfill the terms of your credit obligations. 

AUTOMATIC PAYMENTS:  If you choose, you can arrange for an automatic payment with your bank.  We do not allow for rent payments to be deposited directly into our bank account so your bank will be mailing us a payment.   Depending on the bank, this can take 7 – 10 days so make sure to order the payment far enough in advance so that we receive it by the 4th.    

 

MAINTENANCE REQUESTS:  All maintenance and repair requests you make must be in writing.  You can submit a written maintenance request form on line or we can mail forms to you.  To access our online Maintenance Request Form click on the link here.   For more information on or maintenance policies and procedures see Maintenance Guidelines.

 

EMERGENCY MAINTENANCE:  During normal business hours call the office (650-271-5741).   We do not offer 24 hour maintenance and we will only respond to what we consider emergencies after hours.  For more information on maintenance and emergency maintenance, see Maintenance Guidelines.   If it is a life - threatening emergency, call 911.

 

OFFICE HOURS:  Our office hours are 9:30 – 5:00 Monday through Friday (maintenance is 8:00 – 4:00).  We are closed weekends and holidays, except with appointment.  We have a small office staff so occasionally we are all out of the office at the same time.  If you wish to speak with someone in person, please call ahead to make sure someone will be available to speak with you.

 

NEIGHBOR COMPLAINTS:  We suggest talking to your neighbor in a friendly manner to resolve any matters before contacting us.  Often times, it is better for tenants to discuss matters amicably with each other first.  If no resolution is acheived, then you may send us your written complaint, detailing the nature of the issues.

 

MOVING OUT:  You must give 30 days written notice in advance.  Please note:  the apartment is not be considered vacant and rent will continue to accrue until all keys are delivered to the office at 120 Del Monte Avenue, South San Francisco, CA  94080.  Please call 650-271-5741 to make arrangement to return the keys.   Once we receive your notice, we will send you a move out packet with information regarding the pre-move out inspection and cleaning instructions.
