Maintenance And Repair Guidelines

All requests for maintenance and repairs must be in writing.  Fill out a Maintenance Request Form and submit it to us.  Or, you can pick up a form at our office located at 120 Del Monte Avenue, South San Francisco, CA  94080.  You must give us permission to use our keys for entry or you must be home to let the repair person in.  

 

After business hours, evenings and weekends we can only accommodate emergency repairs which are generally limited to plumbing emergencies and you will have to be home to meet the repair person.  For after hour emergencies please call us at (650) 271-5741.

 

REPAIRS

 

Tenants must notify Retreato Real Estate Services immediately upon discovery of defects, malfunction, leaks, or of any needed maintenance or repair.  Routine maintenance takes a little longer.

 

Please notify them of dripping faucets and running toilets right away.  Stopped up toilets and drains are often a "people problem". If we find foreign objects such as combs or broken glass plugging drains, or "unflushables" such as disposable diapers, cat litter, etc. stopping up toilets, you will be charged for the plumbing service.

 

Requests for repairs within your unit are understood to be permission for us or our maintenance people to enter your unit to perform the repairs requested without further notice.

Wood Floors: If your unit has hardwood floors, you must provide carpet in each room, including hallways, covering at least 75% of the floor area. Note: this does not include baths, kitchens, or closets.

 

Painting and Wallpaper: Any alterations to the walls, including paint and wallpaper, must be approved in advance by the management.  We understand the desire to decorate to personal taste, but the unit must be returned to the original condition when tenancy is terminated or you will be charged accordingly.  Please contact the office.

 

We strongly discourage the use of adhesive picture hangers and fixtures, decals, contact paper, etc.  We recommend picture hanging hooks using the slenderest possible nails. Do not install contact paper, decals, foil and stickers in any location; glow in the dark or day-glow stickers are strictly prohibited anywhere on the property.

 

Plants:  This is very important: potted plants must be on wood or plastic bases if they are set on the floor. Plant hangers are okay, but you may be charged for repairs.

 

Trash Removal: Please put all trash in the cans or bins. The collectors operate on a very simple principle: if it's in the can or bin, they will take it - otherwise, they leave it.

APPLIANCES AND EQUIPMENT

(Since not all units have the same equipment, some of the following may not apply.)

 

Smoke Detectors - All apartments are equipped with smoke detector alarms.  These will be in good working order at commencement of occupancy.  If they are not, Tenant shall notify management immediately.  It is the Tenant’s obligation thereafter to maintain the unit in an operating condition and to notify management of any malfunction.

 

Refrigerators - If for any reason you turn the refrigerator off, leave the door open. Otherwise, it can be ruined. Manual defrost refrigerators should be defrosted every two weeks or more, if needed.

 

Stoves - Please keep them clean. Caked on charred grease is impossible to remove. Clean hood fan filter monthly.

 

Dishwashers - Please rinse everything carefully before using the dishwasher. Only use dishwasher soap such as Calgonite.

 

Formica countertops - These can blister under very hot pots; please be careful.

 

Cabinets - Please line with shelf paper, not contact paper.

 

Electric heaters - These are individually controlled. Turn off when not needed.

 

Hot water heaters - Check the pilot light for problems.

PLUMBING

 

Retreato Property Management will pay for plumbing and maintenance services to repair and replace old plumbing fixtures and pipes.  We will pay to have plumbing and sewer lines cleared that are blocked by tree roots or sludge build up.  
 
Please notify us of dripping faucets and running toilets right away.  Stopped up toilets and drains are often a "people problem".  If we find foreign objects such as combs or broken glass plugging drains, or "unflushables" such as disposable diapers, cat litter, dental floss, garbage, etc. stopping your toilets, you will be charged for the plumbing services.  It is your responsibility to keep hair out of the shower and sink drains. 
 

GARBAGE DISPOSALS

 

Retreato Property Management WILL NOT pay to clear jammed or frozen garbage disposals.  This is the most common type of maintenance request and is almost always caused by misuse or overuse of the garbage disposal.  They are delicate machines and are not intended to grind up many kinds of foods or a large volume of food.  USE THE GARBAGE DISPOSAL AT YOUR OWN RISK!  

 

LIGHTS

 

Retreato Property Management does not change light bulbs inside apartments or houses.  If the outside light bulbs have burnt out or are not working please let us know right away so we can replace the bulbs.  (For single-family homes, tenant is responsible for all lights, inside and outside).

 

LOCKOUTS

 

Owner and Owner’s agent are not responsible if you lose your key or lock yourself out of your unit. The telephone directory lists several locksmiths that provide 24 hour service for these situations. These locksmiths will require that you pay them in advance for their service. Alteration, replacement or installation of locks is not permitted without prior consent of the management.
 
GENERAL ENVIRONMENT

 

If the halls need cleaning, or the refuse collectors didn't pick up the trash, or you see a broken window, or if a tree blew over, things like that, please let us know. If there's an abandoned car in front of the building, or you've heard or seen something suspicious, no matter how trivial, please CALL THE POLICE.

 

FINALLY, if we send over a plumber or other maintenance person and they can’t find anything wrong, you will have to pay for the maintenance visit.  This doesn’t happen often but occasionally I get complaints that water heaters or other appliances are not working properly yet everything seems to be working fine when the service person gets there. If this is the case, you will have to pay the bill.  Also, if you agree to be home to let a maintenance person in and you are not home when they arrive, you will be charged for the visit.
