1. We require applicants to verify their monthly income and that it is equal to or greater than 2.5 times the monthly's rent.
For Wage Earner, we require 2 year's of W-2s from employment; Copies of pay stubs, equivalent of three (3)
consecutive pay periods.
For Self-Employed or Received Commission Income - 1099, we require 2 years of 1040 tax return and 2-3
months' bank statements.
2. We require credit check to verify your credit history. We do not accept your copy of credit reports. If you have no credit or less than perfect credit rating, we will look at other documents and will work with you to determine the credit problems and offer solutions if you so wish.
3. We will conduct background check on past rentals which include contacting your current and former landlords.
4. Pets are allow on some properties and others not. Please read our pet agreement carefully on the conditions and requirement.
5. After approval and selection of an apartment/house, we require that you sign a one year lease term within 48 hours at our office. Upon signing the lease agreement and before issuance of keys to you, you must pay the full security deposit as well as the first month's rent in cashier's check or money order payable to Retreato Real Estate Services. Subsequent rent payments may be made with personal check.
